Best Seattle Bellevue Home Remodeling Contractor List
Following are some good home remodeling contractors that are either used by our agent or recommended by others. Contractors, as far as we've seem, all have their pros and cons and you really need to be on them all the time to make sure they're doing a good job. So with that disclaimer, here are some of them.

Comment: people strongly recommended this handyman. Zhou is a very good handyman. Could fix lot of house work but a bit more expensive, charging $250 to $300 a day. For example, he repairs interior issues and exterior covered deck.

Comment: this is a Mexican guy. Someone recommended this person for interior and exterior paint work. High pressure water cleaning is included in the outdoor paint. It is said that the paint quality is good. It can last for 6-7 years.

Comment: he is a Mexican by origin, did great and reliable work and very nice guy. The price he charges for home remodeling work may be a bit high but worth the peace of mind. He lives in east Renton area. The home improvement work he does mainly includes modifications (Kitchen, bathroom remodels, flooring). Also he does patio and fencing.

Quick Tips for Finding the Best Contractor
1. Only hire licensed, bonded and insured contractors. Check labor and industries websites to check the status of a contractor's license, bond and insurance. You can also check to see if they are violators of the Contractor Registration, Electrical, Plumber's, Manufactured Home Installer or Factory Assembled Structures laws, rules or regulations.
2. Depending on the amount of work you need done, you should get at least three estimates.
3. Ask for and check references from previous customers, partnering companies etc
4. Don't always hire the lowest bidding contractor, let experience and any other info you've gathered about them factor into your decision as well. Often times in this business, you get what you paid for. Sometimes it's worth it to pay a little extra for the piece of mind knowing it's going to get done right and done in a reasonable amount of time minus any unnecessary headaches.
5. List all the expected works and project timeline on paper. Make sure both of you sign it before starting the project.
Lastly, make sure to use the Washington Labor & Industries (L&I) page to look up a contractor, to verify if the contractor has a current biz license etc.

For getting a good plumber to work on smaller jobs, say faucets etc, Lowes service fee is cheaper than home depot, and they are probably cheaper than home remodeling companies.

As a member of Costco, you get 10% discount but would cost you around $5,000. The nice part is that you don't need to take care of cleaning the gutter anymore.

For anyone interested in landscaping company services, here is one that's recommended by people on the web:

They are a family business that's run by the father and son. The father owns the business and the son is the manager. They've recently done a good project on water irrigation system installation, grass landscaping, etc for someone that got good reviews. Price is reasonable and work is professional.

Out of curiosity for how much it costs for Seattle handyman license, I looked up on the web and found on Washington State Department of Labor & Industries has a page about registering as a contractor, it currently costs $113.40 for new or renew registration, the license is good for 2 years.

Recently I received a promotional flyer from CollegeWorks.com. The flyer mentioned they are one of the largest residential painting contractors in the USA.
In the past, I heard some friends use college students to do painting, not sure it is this company though. But I think they could be a good resource for house painting.

About deck contractor, I saw someone on the web recommended Mr. Jiang and Mr. Chen at 206-551-4716. They have a website, Handyman Brother, don't know if their service is really good or not.

The following contractors are recommended by a friend. They both are bond, insured companies.

Sasha charges $2.2/sf for pre-finished engineered hardwood installation. He helps in picking up items from HomeDepot/Lowes and moving furniture for free during the installation. (Most companies charge fees for this. e.g. HomeDepot charges $75 for home delivery. $25 for moving one piece of furniture).

John is good at structure and construction work such as space design, and customized home construction. As his hourly rate is higher than the average, make sure you hire him for difficult tasks only and not for easy work such as painting or carpet installation.
